Over the next several years, Streeter worked tirelessly to expand his claimed land, using debris from the Great Chicago Fire of 1871 and other materials to fill in the sandbar and create solid ground. His son-in-law even brought in a herd of sheep to graze and help pack down the filled land. As the area grew to over 186 acres, so did Streeter's ambitions. He began selling lots and developing the area, building a thriving residential community that would eventually become known as Streeterville.

In the early 20th century, Streeterville underwent rapid commercialization and development, with the construction of some of Chicago's most iconic buildings like the Neo-Gothic Tribune Tower in 1925 and the Wrigley Building in 1924. The neighborhood also became home to prestigious institutions like Northwestern University's Chicago campus opening in 1926 and the Northwestern Memorial Hospital in 1959.
